FACTS. - In 1979, Sherwood signed a note secured by a trust deed on Ridge property. The note was assigned to Washington. In 1983, Tanner purchased the Ridge property and assumed the note and trust deed. In 1987, Tanner stopped making payments. Washington accelerated; Tanner tendered the amount delinquent, and Washington rejected the tender.
